Doorcount

Your rent roll, reconciled.

Upload any rent roll export and get a PDF analysis report whose totals tie back to your file.

Doorcount Roll Call · Excel & CSV · PDF & scans on Underwriter and up

How it works

Three steps. No templates to fill in, no reformatting.

1

Upload your rent roll

Drop in the export from your property management system as Excel or CSV. Underwriter and Portfolio also take PDFs and scans. Uploads go through our website only.

2

We read and check it

Columns are mapped by name, totals are recomputed unit by unit, and the results are checked against the summaries in your own file.

Standard layouts: same-day. Non-standard layouts (and PDFs or scans): up to 2 business days.

Our accuracy promise

  1. Flagged, not guessed. When a field from a PDF or scan (Underwriter and Portfolio) is read with low confidence, the report flags it so you can check it.
  2. Totals that don't reconcile? Tell us within 7 days of delivery. Subscribers get a replacement report credit; single-report buyers get a refund of the report price.
  3. Still off after the fix? We refund that report's share of your monthly fee in cash.

Doesn't cover errors in your own data or flagged fields left uncorrected. Details in the Terms of Service.

FAQ

What files can I upload?

Every plan takes rent roll exports in Excel (.xlsx, .xls) or CSV. Underwriter and Portfolio also take PDF exports and scanned rent rolls. Most property management systems' standard rent roll exports work as-is.

Can I email my rent roll?

No. For security, files are accepted only through the upload page on our website.

How fast is it?

Standard layouts are processed the same day. Non-standard layouts may need manual handling and can take up to 2 business days.

Is the report advice?

No. It's math on the data you upload: totals, comparisons and summaries. It doesn't verify your data against outside sources, and it isn't financial, legal, tax, lending or investment advice.

What happens to my files?

They're confidential and used only to produce your report. We don't sell them, share them or use them to train AI models. Files and reports are deleted 90 days after upload, or sooner on request. See our Privacy Policy.

What's a Deal Memo?

A written analysis of one deal, prepared from the file you upload and delivered within 2 business days. Roll Call subscribers pay a member price.
